Market Analysis: Quantify external data that impacts the viability of site or development including, but not limited to, demographic analysis, traffic analysis, utility phasing and availability, comparable sales, market times, etc. Understanding market value based on land use rights and entitlements.

GIS Mapping Services/Analysis: Provide geographic data for any site with associated attributes. Information can be used for data analysis, site selection, sales assistance, proximity to competition, asset management.

Due Diligence Packages: Telling the whole story of a site lets you know its full economic and development potential. We can provide a full due diligence package that identifies entitlements, process, costs, market conditions, mapping analysis and other pertinent information to help you decide to make an investment.

Special Projects: Any issue related to land use and development such as assistance with unnecessary charges from a jurisdiction, assistance with land use application such as subdivision, variance, conditional use permit, etc.

Municipal Services

Pulse Land Group provides diverse services for municipalities and regulatory agencies, all of which are aimed at improving efficiency, reducing cost and wasteful process. Some of the Services we provide include the following:

Daily Planning Services: Plan review, including variances, subdivisions, conditional use permits or any other land use application. Attend and facilitate meeting related to planning issues including planning commissions, town boards, city councils and advisory boards. Assist residents and property owners with land use issues. Perform code enforcement to ensure residents and business owners comply with ordinance.

Ordinance Review and Drafting: Prepare updates or new ordinances that respond to the goals and objectives of the community. Ensure accuracy and consistency of ordinances to help reduce conflict and potential law suits.

Development/Redevelopment Assistance: Work through development and redevelopment processes. Site analysis including site acquisition, site constraints, concept planning and environmental considerations.

Special Projects: Prepare special area studies, downtown development or redevelopment plans, comprehensive planning efforts, design guidelines or any other land use special project.
